TERMS AND CONDITIONS

Please make sure you read and fully understand the following terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings. 





1. Scope of Application

1.1. The present terms and conditions (“Terms and Conditions”) constitute the basis of your contract with “MK & MK PROPERTIES LTD”, under Deputy Ministry of Tourism Registration Number 004149, and apply to all reservations, bookings, and arrangements for the provision of accommodation and related services (collectively the “Services”) at the Estate “The Oasis” in the area of Agion Saranta in Protaras, Cyprus (hereinafter referred to as “The Property”).

1.2. The Property is a luxury sea-view villa in Protaras, Cyprus. All details regarding the Property appear on "The Oasis" website at www.theoasisvillascyprus.com.

1.3. The Terms and Conditions, as amended from time to time, apply to all clients for whom the Property has agreed to provide the Services and who, in return, have agreed to pay the rental cost quoted by the Property and related charges (hereinafter referred to as “the Resident”), as well as to any and all of the Resident’s guests who shall also reside in the Property and receive all of the Services (hereinafter referred to as “the Guests”).

1.4. The Resident is invited to read the present Terms and Conditions, as they set out respective rights and obligations, and address his/her queries, if any, to e-mail contact@theoasisvillascy.com, before payment of the Reservation Deposit, as set out in Section 3 below. Payment of the Reservation Deposit shall constitute proof that the Resident has read and understood the Terms and Conditions and that he/she unreservedly accepts and agrees to such Terms and Conditions. The Resident may be asked to sign a copy of the present Terms and Conditions upon arrival at the Property.

1.5. The Services provided by the Property comprise accommodation of up to ten (10) adults and two (2) children up to 4 years old, the exclusive use of the Property, and all other areas of the Estate, and the provision of other on-site services agreed upon reservation.

1.6. The Terms and Conditions shall apply to each, and every agreement formed with the Property for the provision of the Services, insofar as the parties have not explicitly deviated from the Terms and Conditions in writing.

2. Rental Cost

The cost for the Services at the Property is quoted in Euros and is equal to the applicable rate per night (hereinafter “the Daily Rate”) for the period starting from the date on which the Resident shall arrive at the Property (hereinafter “the Check-in Date”) to the date on which the Resident shall leave the Property (hereinafter “the Check-Out Date”), times the nights of stay (hereinafter “the Rental Cost”). Value Added Tax is included in the Daily Rate.  

3. Payment Policy

The Resident is required to proceed with payment of the following  via a bank transfer, in which case the Property shall provide the details of a designated bank account. All costs related to any method of payment shall be charged to the Resident.

i) The Reservation Deposit. A non-refundable reservation deposit of thirty percent (30%) of the Rental Cost is required to be paid at the time of reservation to confirm the booking. Personal identification details for all Guests need to be provided at the time of booking.

ii) The balance of the Rental Cost remaining after the deduction of the Reservation Deposit. The remaining balance of the Rental Cost, as per the booking confirmation, must be paid sixty (60) days before Check-in Date.

iii) The Security Deposit, as set out in Section 5,

    iv) The cost of any off-site activities or luxury services requested by the Resident, 


    v) Any outstanding charges.

    4. Cancellation Policy

    In the event of any cancellation prior to the Check-in Date, or in the event of no show, or early Departure of the Resident; all paid prepayments including any Fees for Extra Services, are subject to full payment by the Resident and are non-refundable. 

    5. Security Deposit

    The Security Deposit is twenty percent (20%) of the Rental Cost, with a minimum of €1000,00 (One Thousand Euros) and a maximum of €2500 (Two Thousand Five Hundred Euros), and it is payable by the Resident at least seven (7) days prior to the Check-in Date through a bank transfer.  

    Based on the occurrences, for events, groups under the age of 25, and single sex groups, the refundable security deposit is 30%, with a minimum of €1500. Furthermore, events with non-residents at The Oasis may bear an additional Security Deposit. 

      The Security Deposit will be refunded in full within seven (7) days following the Resident’s departure, except in the event of loss or damage to the Property or its contents, and/or any costs related to or arising out of late (not pre-scheduled) Check-out, and/or any violation of the house rules. The Property reserves the right to seek to recover any costs that exceed the amount of the Security Deposit, as well as to modify the Security Deposit amount.

      Any costs related to the bank transfers will be charged to the Resident. 

      6. Check-In and Check-Out Policy

      6.1. Check-in and Check-out are agreed at the time of booking.

      6.2. Check-in time available after 16:00 and Check-out time by 11:00 am.

      6.3. Late check-out is available only upon request and upon availability with an advance notice and may incur an additional charge.

        6.4. We will not be held responsible for any personal items left behind at the Property after Check-out, although the Property representatives will use all reasonable endeavors to identify and return such items to the Resident or his/her Guests the soonest possible.

        7. Age restriction for Primary Resident

        The minimum age restriction for the primary Resident is twenty-five (25) years old. Furthermore, the average age for Groups is restricted to twenty-five (25) years old. Guests under the age of eighteen (18) can only check in with a parent or official guardian, or with the parents' or guardians' written consent.  Identification,  including the presentation of an Identity Card or Passport, is required for all Guests residing in the Property. The Property reserves the right to terminate the booking without notice and without refund in case of a breach of this condition, unless a written prior notice is given to and accepted by the Property.

        8. Maximum Occupancy


        Unless otherwise agreed in writing,  the number of persons residing in the Property should not be more than ten (10) adults, and only those listed on the booking can occupy the Property. Up to 2 children up to 4 years old are allowed above the maximum number of Guests. In case of a breach of this condition, the Property reserves the right to terminate the booking and Guests will be asked to vacate the property with no refund.

        9. Resident’s and Guests' Responsibilities

        9.1. Provision of identification details

        In accordance with our insurance policies and fire and safety regulations in Cyprus it is mandatory to know the names of the Guests residing at the Property. Therefore, the Resident should provide a list with the names of all Guests and their identification details when requested by the Property representatives. 

        9.2. Responsible behavior

        The Resident and all Guests should behave responsibly and avoid any property damage or damage to the environment. They should comply with any reasonable request of the Property representatives and with any policies of the Property. 

        9.3. Use of electricity, air-conditioning and lights

        The Electricity Authority of Cyprus (EAC) system still proves unable to adequately cover electricity demand in summer. Therefore, to avoid any temporary disconnections or cuts from the electricity network, we kindly ask you to be very mindful with electricity usage, especially with the use of air-conditioning. Please ensure that it is only used when the property is occupied, with all windows and doors to be kept closed. Under no circumstances are the units to be left on continuously while the property is unoccupied. Unreasonable use of air conditioning will result in unfair use of electricity and may be deducted from the security deposit.  To the same end, lights and electrical appliances should be switched off when the property is not occupied. 

        9.4. Illegal or immoral use of the Property

        The Resident shall be considered as “head of the group” and shall be accountable for the behavior of all his/her Guests. Illegal substances, inflammable fluids, or other explosives are prohibited. The use of the Property for any illegal or immoral purposes is also prohibited. If we evidence that Guests are misusing the property for the above reasons, they will be asked to vacate the property and they will not be entitled to any refund.

        9.5. Traveler's Insurance 

        It is the Resident's/Guests' responsibility to arrange appropriate comprehensive travel insurance to cover risks including, but not limited to, medical treatment, accidents, repatriations and holiday cancellation/curtailment. If they choose not to, then they accept responsibility for any such loss incurred.

        9.6. Children supervision

        Children should be always supervised by adults, especially in the vicinity of water or while on the terraces. For safety reasons and in compliance with local regulations, minors under 16 are strictly prohibited from staying in the Property without continuous presence and supervision by an adult guardian. The Hosts bear no responsibility for accidents or damages resulting from lack of supervision. 

        9.7. No cryptocurrency mining 

        This is a residential property; commercial electrical activity like crypto mining is strictly prohibited. The Guests will not use the Property for the purpose of operating cryptocurrency mining equipment or for any installation of high-energy computing rigs and server farms. The Guests are prohibited from engaging in any activity that causes an abnormal increase in energy usage, which may pose a fire risk or damage to electrical infrastructure. Any abnormal increases in electricity utility bills due to mining will be paid by the Guest or deducted from the security deposit. If any unauthorized mining is evidenced, the Property reserves the right to terminate the booking, and Guests will be asked to vacate the Property with no refund.

        10. Rearranging Furniture

        Guests are not permitted to move any furniture or equipment without the prior consent of the Property owner. In the event of such permission being granted, it is the Resident's responsibility to return the same to its original location before checkout. Under no circumstances should any furniture or other items, that are placed/used inside the property, be moved outside.

        11. Minimum Stay

        The minimum booking of the Property is as stated from time to time on the official website of the Property.

        12. Keys/Access

        One set of keys (key for the entrance, remote control for the garage and remote control for the gateway) will be supplied to the Resident on the Check-in Date. The keys need to be returned either directly to the Property’s representatives or placed in the designated secure place on Check-out Date. A €300 lock change charge will be applicable should the keys not be returned.

        13. Events

        Events, parties, and gatherings at The Oasis, with non-residents or with additional visitors are available at a Surcharge and at an additional Security Deposit. For such events the Property's prior written consent is mandatory. The Property reserves the right to terminate the booking in case of any unauthorized events.

        For all kinds of Events, there is a minimum nights-stay of 6 nights.

        14. Pet Policy

        Pets are not allowed at the property.

        15. Smoking Policy

        All types of smoking, including e-cigarettes and vapes, are strictly prohibited indoors. Smoking is only allowed outdoors.

        16. Swimming Pool

        The pool can be heated at an additional charge of €100 per night. The temperature of the pool can reach from 23°C to 30°C depending on weather conditions. Should you decide on a heated pool, a minimum notice of 5 days is required. The notice should be given to the Property’s representatives via email to contact@theoasisvillascy.com and payment should take effect at least five (5) days before the check-in date.

        The pool dimensions are 14m x 4m, and the depth throughout is 1.50m. No protective fences are available. The height of the drop-off beyond the infinity pool edge is 2.5m.

        17.  Swimming Pool Liability Waiver 

        The Primary renter and his/her Guests acknowledge that there is NO LIFEGUARD ON DUTY, and they assume the risk for them and their children of using the swimming pool at their sole risk.

        Children under 16 or handicapped individuals should never be left unattended near the pool, and must be supervised by an adult at all times. The Primary renter assumes all responsibility for the safety of all his/her Guests.

        Diving is strictly forbidden. No running, glass containers, or solo swimming.

        Sitting, standing, or climbing on the infinity edge or outer walls of the pool is strictly prohibited. The Primary renter and his/her Guests acknowledge the risk of falling from a 2.5 meters drop-off beyond the pool edge.

        18. Cleaning

        The Property is a self-serviced villa, meaning that a daily cleaning service is not provided. The villa will be professionally cleaned prior to the Check-in Date and after the Check-out Date. Guests are kindly requested to keep the Property in a clean condition during their stay and use the designated bin area for dropping any garbage. The BBQ should be cleaned by the tenants prior to departure. Eating and drinking should be strictly kept out of the bedrooms. If the villa requires cleaning beyond a standard turnover at Check-out (excessive mess and garbage, stained linens), an extra charge will be applied.

          For bookings of 10+ days, the Property will provide an extra cleaning service which includes a change of bed sheets and towels, free of charge. Any additional cleaning services can be available at an extra charge and upon request via contact@theoasisvillascy.com, at least one week prior to arrival. 

          19.  Noise

          The Property representatives undertake to notify the Residents about any noise activity that may occur in proximity to the Estate, which may affect their enjoyment. However, the Property cannot be held responsible for any noise carried out by third parties. In most cases, the Property is in no position to prevent, or demand cessation of such noise.

          According to Noise Regulations in Cyprus, quite hours are in effect from 11.00 pm to 7.00 am in Summer.  So, in compliance with local laws, we kindly ask that the Guests keep their music and noise levels low after 23.00.

          20. Security Cameras

          The Property is equipped with a CCTV (closed circuit television) system, consisting of exterior security cameras that are intended for the prevention of property trespassing. All cameras are recording communal spaces outside of the house for maximum safety and security, these being the gate entrance, driveway, main entrance, parking entrance, parking area and nearby sites. Cameras are not recording any areas inside the house, neither any private exterior areas like the barbeque, swimming pool, and the garden shower.

          21. Right of Entry

          The Property representatives shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance. Under normal circumstances, permission to enter will be asked in advance.

          22. Special Requests

          Special requests are always welcome, especially if they are made in advance to email contact@theoasisvillascy.com.

          23. Complaints

          Should you encounter any problems or issues during your stay, as a condition of the contract entered into with the Property, you are required to report any complaints directly to the Property and follow up in writing by email at contact@theoasisvillascy.com as soon as the problem occurs. The Property representatives shall immediately investigate and remedy any such problems and a reasonable time-frame will be granted to take account of local environs relating to materials/labour availability and regional hours of business. Complaints made after the Check-out Date will not be accepted.

          24. Liability for Loss or Injury

          No liability shall be attached to the Property or any representative in respect of any loss or damage, injury, illness suffered by the Resident and/or his Guests.

          25. Force Majeure

          The Property shall have no liability to the Resident, to his/her Guests, or any third party for:

          i) Any incident caused due to the breach of the Resident’s or his/her Guests' responsibilities and/or

          ii) Any loss, damage, bodily injury or other claims for compensation resulting from force majeure events, including but not limited to war or threat of war, riot, civil strife, hostilities, political unrest, government action, airport regulations, industrial dispute, natural or other disasters, nuclear incident, terrorist activity, weather conditions, technical problems with transportation, closure of airports, fire, flood, drought, construction in the area by third parties, or other events beyond the Property’s control.

          iii) The Property has no liability if a change or cancellation occurs because of the above circumstances. No compensation, costs, expenses or any other sums, including the cost of securing alternative accommodation will be paid by the Property.

            26. Governing Law and Jurisdiction

            Any agreement governed by the present Terms and Conditions shall be governed and construed with the Laws of the Republic of Cyprus.


            Further information regarding security access for keys and directions to the Property will be sent to you five (5) days before Check-In date and after receiving full payment for your booking.
